Could you provide information about Zeray İnşaat?
Zeray started its construction activities in 2008, but I see the history and formation of our company as intertwined with fate. I also liken it to Anatolia. Behind projects with names like Forum Anatolia, Meva Anadolu, Grande Anatolia, there is indeed this connection. We have a power gained from the spirit of Anatolia in our soil. Of course, today, we have evolved to a structure that embraces science, data analysis, and keeps itself up to date. We produce thousands of housing units every year, and currently, our annual housing production has reached 2800 units. I believe this effort is unique in Turkey. Thousands of happy families are living in the projects we have realized under the Zeray brand. Currently, we have 13 ongoing construction sites. Each project, with its own nature, carries the Zeray signature to the value it deserves.
I consider our expansion into Kocaeli as an emergence of opportunities and self-discovery. At this point, we, managed from Istanbul, are creating projects that will bring a new dimension to many cities in Turkey. Our goals and vision have always been international, not limited to local boundaries. We have established and continue to build our infrastructure based on this strategy.
I value freedom and believe that our experienced perspective in discovering and showcasing potential is one of the main factors that influence our growth rate. Our quality decision-making mechanism ensures our success in both purchasing and selling.
What is your current partnership structure, and why are you transforming your company into a REIT?

While I identify myself with the responsibilities I have taken on during the establishment of the company, today the company has surpassed me in size. My personal satisfaction level has long been exceeded, and the difference between my level of achievement and the level of responsibility I have taken on comes from positioning Zeray as a part of my family. The result of any formation aiming for institutionalization will be this. Despite having a single partner, being the boss of our own business without any ties to others, we will complete the institutionalization process with the Real Estate Investment Trust structure and be subject to the highest level of control and supervision in terms of operations.

What are your goals as Zeray İnşaat after becoming a REIT? Are you considering going public?
The next step for the Real Estate Investment Trust is the Public Offering stage. As Zeray Construction, I believe that completing the public offering process will bring a new breath to the industry. We aim to enhance our achievements in the real estate sector, where we have been operating successfully for many years, with the support and partnership of our investors. We are a company that leads the sector with cautious and strategic planning. For example, in our bank guarantee processes, our strategic investment planning and budgeting have reached a level that is modeled by many banks. These efforts have become a working principle in many banks now. With these features, we will create strong and profitable values with our partners during the public offering process and beyond.
What are the values that Zeray brings to the table?
“Planning – Quality – Control – Development” can build a correct decision-making table and enable us to take the right steps. With this principle, we rely on our transparent essence and direct ourselves towards science and development. We continue to invest in new projects with the motto “Renewing from A to Z, sustainability.” With the principle of sustainability, we can analyze our future prospects in all conditions and contexts on an annual basis. I cannot underestimate the importance of experience, but we have a personal structure based on science and a corporate management approach. You can see that our definition of 5-year goals goes beyond just growth. The meaning of earnings is understood by being valued. In an adventure where your values, measured by the stock market or another comparable criterion, continue to appreciate, it will only give a sense of security. As our projects already have financial management mechanisms that can turn their wheels in their internal cycles, we have prepared ourselves for the REIT process in order to reflect our high profitability effectively in our investment planning.

Why do property buyers and investors prefer Zeray? What are the differences you offer compared to your sector competitors?
I can mention two main factors as the assurance of gain in our investments. The location and architecture of our projects… I don’t arrange any meetings for any land without setting foot on every spot. In the architectural process, I do not approach any aspect of the design critically. Through these right choices, we have accomplished something epic together with all our stakeholders who have won with us. Thanks to this main feature that forms our brand value, we discover potential lands open to development and elevate these living areas to a superior level with our brand experience. Our competence in transforming living spaces is providing significant momentum to our growth rate.

What are your plans after the public offering process?
We will transform our company into an institution that adds value to both our family and society. We plan to initiate the process of converting some of our properties into tradable securities through public offering, and when we complete this process, we will continue our work as a leading player in the industry with the same vision.
