The Elmas Kule project, constructed by Gençoğlu Group right next to Kuyumcukent, has established itself as one of the key pillars of the sector. We spoke with Naim Gençoğlu, Co-Chairman of the Board of Gençoğlu Group, about the details of the Elmas Kule project.
The first phase of the Elmas Kule project, whose construction began in December 2020 and was completed in June 2023, is already contributing to the sector with an occupancy rate of 87%. Naim Gençoğlu, Co-Chairman of the Board of Gençoğlu Group, stated that they developed the Elmas Kule project on industrial-zoned land with industrial infrastructure and explained the advantages it provides to property owners as follows:

The most important issue for us was to prioritize ‘human health’ and ‘workshop safety’ at the highest level. We made extraordinary efforts to provide the best conditions through top-level consultancy services.”
Following the completion of the first phase, we discussed with Naim Gençoğlu the details of Phase 2 and Phase 3 (Micro Workshops), which were developed in response to the high demand received.

When did you plan Elmas Kule Phase 2 and what stage is the project currently at?
In response to the intense demand we received during and after the sales of Elmas Kule Phase 1, we thoroughly examined and evaluated the general requests that reached us, and designed Elmas Kule Phase 2 to fully meet sector needs and provide maximum benefit.
We started construction of Elmas Kule Phase 2 in February 2022, and after intensive work, we began deliveries as of December 2024, completing them in the following months. We obtained the occupancy permit and established the condominium ownership for our workshops, and we have also completed the title deed transfers for the majority of them.
Many of our owners quickly completed their interior setups and decorations and began operating in their workshops. Although only a few units remain unsold, we have launched a very special campaign to support workshop owners during these challenging times, which is also valid for our micro workshops.
We now offer an easy payment plan with only a 10% down payment and up to 48 months of installments.
Our workshop owners can easily purchase their units, move in immediately, start working, and conveniently continue their payments over the next four years.

Could you also share some information about the technical infrastructure of Elmas Kule Phase 2?
Our project is equipped with a comprehensive heating and cooling infrastructure, allowing workshops to seamlessly integrate into the system by simply completing their interior fittings.
We have installed high-capacity compressed air compressors, four generators to ensure uninterrupted operations during power outages, and a total of 11 elevators that can also function as freight elevators.
Additionally, the project features a high-capacity treatment plant, rooftop acid washing towers, and a wide range of other electromechanical and constructional infrastructures.
All systems were procured and installed using internationally recognized and reputable brands.

What would you like to share about your Elmas Kule Phase 3 project?
Our Elmas Kule Mikro project, which we started constructing in April 2024, has been one of the fastest projects we have ever completed in terms of timeline.
The project consists of 78 micro workshops and 11 retail units, all located on only six floors, with gross areas ranging between 25 and 50 square meters, and each space having direct exterior frontage.
Unlike the first two phases, this time we delivered fully finished, ready-to-use spaces.
When designing the project, we conducted an extensive research process.
The designated sizes were carefully planned to address the needs of the sector, aiming to relocate small, non-frontage spaces found in Kuyumcukent and the Grand Bazaar into bright and frontage-facing units.
Besides purchases for operational use, the project also quickly became a preferred investment opportunity within the industry.
We will complete the handovers for Phase 3 within the next month.
In general, we would also like to emphasize that we built the Elmas Kule project on industrial-zoned land with full industrial infrastructure.
Therefore, Elmas Kule will continue to serve workshop owners seamlessly for many years to come, adding lasting value to the sector.

From the very beginning, Elmas Kule was developed with a focus on sustainability and environmental sensitivity.
Equipped with the latest generation treatment facilities, which are continuously inspected by relevant official institutions, Elmas Kule also features special units inside jewelry workshops for treating chemicals.
Additionally, rooftop gas treatment units were installed to further strengthen environmental precautions, ensuring that no risks are taken in the treatment process.
For energy efficiency, high-efficiency, low-energy consumption LED lighting systems were used throughout the building.
Common areas were designed with an automatic control system to turn off lighting in unused spaces.
Furthermore, mechanical equipment with low energy and water consumption, yet high efficiency, was selected.
Thus, maximum energy saving was successfully achieved at Elmas Kule.
