The Rise of Tiny Houses! It’s Now Easier to Own a New Generation Villa!
In Istanbul, the lowest apartment prices have risen to 5 million Turkish Lira. Tiny Houses, which have become the biggest alternative to real estate investment, are gaining prominence as a popular investment and living space in recent times. The fact that they can be lived in both summer and winter, and most importantly, can be purchased for one-fifth of the price of an apartment, is one of the most important factors driving the preference for Tiny Houses.
The Tiny House movement, which began to spread worldwide during the pandemic, continues to increase in popularity. This trend, which is the choice of those seeking an alternative lifestyle, is also gaining great interest in Turkey. Whether small or large, these environmentally friendly and economical mobile homes create a functional living space, offering comfort akin to villa-type residences. The biggest advantages of these homes are their economic and environmentally friendly nature, as well as their safety, especially in terms of earthquakes. Therefore, being in a seismic zone has gradually increased interest in small houses. The sizes of Tiny House homes are determined according to the preferences of the users.

Especially in big cities, housing prices are soaring, making it a distant dream for many. Considering that the average home prices are around 5 million Turkish Lira, the idea of building a villa with a garden starting from 400,000 TL and going up to 1 million or 1.5 million TL, depending on the luxury, becomes very appealing to people. Gamze Özlü, one of the project owners of My Port Tiny House Life Village, which will be built in Bolu/Göynük with its unique forests in the Black Sea region, stated that 82 plots of the third phase are now available for sale. My Port Tiny House Life Village, which covers an area of 21 acres, also includes 24/7 security, electricity and water infrastructure, sports facilities, a fire pit, and children’s play areas. It is located 230 km from the North Marmara Highway, 230 km from the Ankara-Bolu Highway, 95 km from Lake Abant, 35 km from Göynük Center, 90 km from Sapanca, and 90 km from Eskişehir.
Just 2 Hours Away from Istanbul, Amidst Nature
The nature of the Black Sea region has always been enticing. For those who do not want to detach from Istanbul and want to be in touch with nature, Bolu/Göynük, which is just a 2-hour drive from Istanbul, is an ideal location. Gamze Özlü, one of the project owners of My Port Tiny House Life Village, said, “The selling price of the plot is 350,000 Turkish Lira. After purchasing the plot, we provide all the infrastructure, including electricity, water, and septic tanks. You can either get your Tiny House from our recommended factory or set it up yourself.” Özlü, who stated that the cost of Tiny Houses starts at 400,000 Turkish Lira and can vary up to 1.5 million Turkish Lira depending on the luxury, said, “These houses have permits, just like a car’s registration. It is also visible on our e-government system. It has air conditioning, television, refrigerator, washing machine, and you can live in it like a regular house year-round. The most important advantage is having your own garden. So, you live in a villa concept, but the total amount you spend averages around 1,000,000 TL.” Özlü also mentioned that people are very interested in projects like this in locations close to Istanbul, and she emphasized that these projects will continue to increase in value over time.

Precedent Decision for Tiny Houses
Gamze Özlü stated that there is a precedent decision confirming that Tiny Houses do not have building qualifications, are wheeled vehicles, and are entirely compliant with legal regulations. She said, “Tiny Houses are not fixed structures, and they do not require building usage permits; on the contrary, they are considered as vehicles.”
